Consumer Tips on Plumbing
:: Plumbing ::

During the warmer months, cooling can account for 60-70 percent of the energy consumed by most homes. These tips will help you reduce energy usage (saving you money) and give you points to consider if you are thinking about replacing your air conditioning system.

An oversized unit will run in short cycles, which reduces the amount of time the system has to remove the moisture in the air. The relative humidity inside remains high, causing a cool, but clammy feeling.

A system that is too small runs all the time, which increases the operating costs and the likelihood of component failure while reducing the life of the system.

Hiring a qualified HVAC professional to ensure proper sizing for your individual needs will save you money.

SEER is the seasonal efficiency of a unit. The higher the SEER, the less expensive it is to operate. The new minimum standard is 13 (as of January 2006). High-efficiency cooling systems generally cost more but pay for themselves in just a few years through energy savings.

Like tuning up your car, tuning up and cleaning your air conditioning system regularly can reduce operating costs and prolong the life of the equipment. Scheduling a tune-up for your system is just a phone call away. We can check the operating efficiency and the ability of your system to cool properly.

Multiple air conditioning systems should be used for homes with two or more stories. Dividing your home into comfort zones can provide greater efficiency. Programmable thermostats can also help you save a significant amount of energy.

New homes are built to keep conditioned air inside. As a home gets older, settling will cause that airtight construction to loosen. Caulking, landscaping and attic insulation can help keep your home energy efficient.

Problems common to many of us are leaks that waste water and ruin ceilings or floors and clogged disposals, pipes or sewers.

Disposals:
You can put almost anything down a disposal if you do it a little bit at a time - and run lots of hot water down the disposal at the same time. Some things that can clog a disposal are potato peelings, carrots, lettuce and celery. Too many egg shells at one time can also clog a disposal.

Water Heaters:
As winter approaches, check your water heater for leaks or damage. The first cold snap can create stress on aging water heaters. Check the T&P (Temperature & Pressure Relief) and shut-off valves.

Toilets:
To make sure you are not wasting water, put a couple of drops of food coloring in the tank. Wait a few minutes. If the color appears in the bowl, check the flapper or other tank internal components. The most likely culprit is the flapper.

Winterize Your House:
Disconnect all hoses and cover outside faucets. Leaving a hose connected can cause water to freeze inside the walls of your house. As water freezes, it expands and can cause water line breaks. If the outside temperature falls below freezing, open exterior wall cabinets that contain water pipes.

Spring:
The first time you use your hoses after winter, check inside your house around the area of the water line for the outside faucet. Should water have frozen inside the line, the pipe could have broken.
